New Shop Plans - Am I missing Anything?

I’m planning a new shop building on a property I just bought. This will be my retirement location so I’m trying to get it as perfect as possible (Yes, I have OCD on these types of things). Here’s my current list and plans. What am I missing or forgetting? This is in NW Oregon so climate is fairly mild.

1. 50’x80’ with four bays. The bays/doors will be on the 80’ side so bays will be 50’ deep (about 49’ clear). All four doors will be 14’ tall. I haven’t decided if 12’ wide or 14’ wide. leaning toward 12’ wide. Pedestrian door, maybe two. Lots of windows or light panels for natural light. Three bays will be storage for Moho, Trailers, vehicles, etc. There will be a separation wall between third bay and fourth bay. Fourth bay will be a working bay. The remaining area of roughly 20’ wide x 50’ deep will be tool storage and space for work benches, welding machines, etc.

2. There will be a bathroom and small office area. Do I need a urinal in bathroom? If yes, why?
3. Storage loft above tool/work bench area. Loft to have electric lift for heavier items and forklift access if ever needed.
4. Deep sink in work area
5. 240v single phase 200 amp power service
6. Fully insulated and finished interior.
7. Heat. Might do A/C in working Bay and tool area. haven’t decided.
8. Separate small, side room for air compressor, sound insulated. Air plumbed throughout with lots of hose reels.
9. Lots of 110v power outlets and reels. 220v power for Moho, welding machines and compressor.
10. Separate welding/grinding room to prevent grinding dust contamination
11. Painted concrete floor throughout. What is best system to use on floor?
12. 12k Bendpak two post lift in 4th bay. Lift will be extra wide, extra tall.
13. All 4 big doors will have electric openers.
14. Vehicle wash slab on end of building to include RV dump station, water and power.
15. Lots of high bay LED lights throughout interior as well as flood lights and soffit lights on exterior.
16. Camera and security system.
17. Large solar array on roof that will be south facing.

I may do a shed roof on opposite side of wash slab for additional vehicle/storage if ever needed. The property already has an existing 30’x40’ shop I’m using this for equipment, tractor, lawnmowers, garden tools, etc. And there are two covered 15’ x 40’ carports attached to the existing shop. I’m using the carports for dump trailer, equipment trailer and such.

I decided not to do drive-thru bays. I have plenty of room in front of shop for a large turn around and line-up area so backing in won’t be an issue. And placement on property is better without leaving enough room behind it for drive-thru bays.

I haven’t decided if I will do pole building, all steel or post frame yet. I have a 40x60 pole building/shop at my current house and it works out pretty good. Exterior siding and colors will need to match the house we are building and hence why I haven’t decided on structure type.

What have I forgotten? Do I need floor drains? Not sure why I would need them? Cost is always a factor, but more important to get it right than save a few bucks. Thanks in advance for any suggestions.
 
Urinal, yes. Why, because it’s not your chick’s shop.
Plumb in the floor drains then put a skim coat over them when you do the concrete, no inspection, cost or approval and they’re ready to go later on if you want them.
14’ wide door, you mentioned plenty of room to line up so 12 is OK. I’d seriously consider one pull through opening even if you’ll never use it.

cool project. when I do my shop I'm going to do two cassette type floor lifts. I bought a pair of super low-profile floor lifts from a Ferrari shop that closed their doors. I work in a shop all day and I hate the posts seemingly always in my way

plus you could always straddle the in ground lifts anyway you want
 
Consider an exhaust fan/extraction fans for removing fumes and creating a breeze when its nice out. Also, great idea of the separate grinding/welding room. I'm having a lean-to roof built off the back of my metal building not only for covered storage but for the grinding machines to be outside, away from the main shop. It will be inconvenient to use on big projects. It will keep most of the grinding media out of my lungs which is a very important consideration.

My mom's BF did this in his shop. They were gong make him put in a larger septic system for the added bathroom

Thanks. The back of the shop will be just about dead on to the 35’ setback so no room for a drive-thru that makes any sense to me.

I have a two post lift in my current shop and I like it. I like the versatility. I’m just going from 10k to 12k and doing the extra wide. I don’t really want the added concrete complexity of the in ground stuff.

Yes, I forgot to mention I will do an exhaust fan with hood and remote suction hoses in the welding area. This is a must, thanks for reminder.

Hard to imagine I would ever use a shower there but I’ll ponder that. I forgot to list water heater but that will be there regardless of shower or not. My intent is to tie the sewer drain back to the main septic for the house. That is allowed by code here.
 
Any thought on being able to leave motorhome and trailer hooked up inside during season?

I’d think about two lifts as well. My car will spend months on jackstands in the off season.

Interesting thoughts . I can’t see when I would ever leave the trailer hooked to Moho. And when they are hooked together , It’s 72’ long so I’m not going that big for the off chance of wanting them hooked together.

I will have room in bay #3 if I need to leave something on Jack stands. I may add a 4 post lift there in the future if needed. I store my Funco inside the trailer. I like that arrangement as it stays pretty clean that way between being in the building, then in the trailer. I put the skinny storage tires on it so it’s not sitting on the paddles for long term.
 
Mini splits for sure that can handle AC & heat. My neighbor has them in his shop near the work area, and on a hot day... you can work away inside and not get sweaty / tired. On the list to add in my shop.

looks like you already have sink on your list which is great, right next to it I would add a parts washer.
 
1 inch air lines for volume
build a well insulated room to hide the compressor. so you dont listen to it run
rv dump station inside
floor drains as mentioned if you can
300 gal R/O water tank inside is a power move for washing all the toys. lots of guys to deliver water to you. great to fill the rv with also
even on mild days the mini splits are nice. have 8 tons on my set up
closed cell spray foam for insulation id metal building, open cell foam if your sheet rocking it
no expansion joints in the concrete floor, have it saw cut
couple 110 outlets on there own breaker W/O GFI so you can run a freezer on it own circuit
 
I put in a 4 foot man door on my building, and it has come in pretty handy in normal usage when carrying or dollying in bigger things. And this isn't really for the design of the shop, but I made a 4x4 steel custom support frame on six 8" steel casters that my car was sitting on for a couple of yearswith no rear suspension while waiting for parts. It was pretty handy to be able to move it around. And I made it so the casters can go on one end of it when not in use, so it can stand up against the wall.
